| Flamingo Crossings est un projet semblable à Downtown Disney construit devant l'entrée ouest de Walt Disney World: http://www.flamingocrossingsfl.com/ - 7 hotels partenaires - une "main street" avec restaurants et boutiques - une structure de village - un positionnement plus accessible que Downtown niveau prix. Le site a été préparé et aménagé et attend depuis quelques années ses premiers développements. Ce jour, les deux premiers développements ont fuité sur le web avec 2 hôtels Marriot d'entrée de gamme. |

| Je pensais ce projet, annoncé par Disney en mars 2007, mort et enterré depuis longtemps. La chaine du cable News 13 a évoqué la reprise du projet la semaine dernière : Flamingo Crossings by Disney A chunk of land just on the outside of Disney's western gateway may not be so - quite frankly - "blah" anymore. In fact, major brands like Marriott want to build on the undeveloped land to create a new tourist district designed by Walt Disney Imagineering.
The project is called Flamingo Crossings, an idea that started back in 2007, but has remained stagnant.
We've now learned that changes are happening. Disney confirmed that momentum is picking up. Here's the response we got Wednesday from Walt Disney World Resort spokesperson, Marilyn Waters:
"Flamingo Crossings is a Disney master-planned, value-oriented tourist district that will combine third-party branded lodging, retail and dining. We are pleased that the project continues to move forward with interest from well-known brands and hotels."
That "interest" comes from Marriott. In public records we obtained from the South Florida Water Management District's website, an application was filed to build 2 hotels and "associated site amenities" on 10.5 acres. As you can see in the images above, those hotels are the Springhill Suites and Towneplace Suites, both owned by Marriott.
So here's what we know. Jordan & Associates Consulting, Inc. is the project's engineering consultant. I called Thomas Jordan on the phone, but he quickly refused to discuss anything relating to Flamingo Crossings or Marriott. Jordan is the guy who wrote the "Modification of Permit #48-00714-S" letter to the SFWMD on May 5.
In the letter, Jordan said that the construction will be performed in one phase. But some preliminary construction has begun, as his letter modification "will connect to existing Storm-water manholes and pipes that were designed, permitted and constructed for future development of this very nature."
According to the map, the hotels would be separated by a pool, gym, and pool bar & grill.
Here's what Walt Disney Imagineering is hoping for the future, according to its Flamingo Crossings website:
Pedestrian-Friendly Themed Master Plan (450 acres)
* 7 hotel sites
* "Main street" retail development site
* Casual sit-down and fast food restaurants
* 3,000 to 3,500 limited-service hotel rooms
* 1,000 to 1,500 timeshare units
* 300 to 500 thousand sq. ft. of tourist-related retail
* Gas/convenience, grovery, gift shops, services
So right now, Disney and the consultants are remaining tight-lipped regarding the latest application. Local 6 has learned exclusively that Disney has restarted plans to develop "Flamingo Crossings," beginning with two well-known hotels.
Documents filed with the South Florida Water Management District show that Springhill Suites by Marriott and Towneplace Suites by Marriott will be located on 10 acres of the property.
According to Marriott's website, Springhill is as an upper-moderate all-suites hotel at a great value. Towneplace “provides simple, quality surroundings” and is described as value-conscious and no-frills for the extended-stay visitor.
Disney originally announced it would develop Flamingo Crossings after the western beltway was completed. At a press conference in 2007, Disney showed off artist renderings of what Flamingo Crossings would eventually look like with lodging, shops and restaurants. But then the economy crashed and the weed-filled lots off the newly-paved roads sat empty for years.
"Flamingo Crossings is a Disney master-planned, value-oriented tourist district that will combine third-party branded lodging, retail and dining,” said Marilyn Waters of Walt Disney Parks and Resorts. “We are pleased that the project continues to move forward with interest from well-known brands and hotels.”
Disney told Local 6 its developer so far does not have a construction start date. |

After years of delays, construction is starting on a hotel-and-retail development aimed at budget-conscious Disney World visitors and athletes attending competitions at the resort's ESPN Wide World of Sports Complex..
Groundbreaking is scheduled for Oct. 16 for two Marriott hotels at Flamingo Crossings, a project at the western edge of Disney World. TownePlace Suites, Marriott's extended-stay brand, and SpringHill Suites should open by January 2016. Between them, they will have 500 suites.
Guests are expected to include not only vacationing families, but teams attending events at Disney's sports complex. To help attract athletes, the two hotels will feature a shared recreational area with two batting cages, a basketball court and a multipurpose practice field.
Sports teams "spoke loud and clear in terms of the types of accommodations they were looking for," said Stuart Newmark, executive vice president and chief operating officer of Yedla Management Co., which will run the hotels.
When it's built out eight to 10 years from now, Disney expects Flamingo Crossings to have up to 5,000 hotel rooms and time-share units. It would also include 500,000 square feet of retail space, anchored by a villagelike town center. That would include fast-food and casual-dining chains, and stores selling groceries, toiletries and clothing.
Disney originally announced the 450-acre project in 2007, but it stalled in the economic downturn.
Targeting the sports-tourism market is a smart strategy, said Scott Smith, an assistant hospitality professor at the University of South Carolina.
"They are appealing to a niche market which is growing, these traveling sports teams," he said.
Annual visitor spending at amateur sporting events nationwide grew 5 percent last year to $8.7 billion, according to the National Association of Sports Commissions.
More than 200 events take place each year at Disney's Wide World of Sports, including Major League Baseball spring training, the Pop Warner football Super Bowl and college women's volleyball championships.
"As the ESPN complex kind of gets bigger and more experienced and reaches out and gets these different teams to come in, they need a place to stay," Smith said. "If you travel a lot, you're not going to be shelling out the dollars for the Contemporary or Grand Floridian."
Newmark said the Marriott hotels pricing "will be very competitive with like hotels in that geographic market" but didn't have specifics.
Still, he added, "I really think we're going to be offering so much more. The owners are taking really great pains in looking at details, adding value amenities."
The hotels will share a fitness center and a casual-dining restaurant, which will likely have a sports theme. The restaurant's bar will face a pool shared by the two hotels. Each hotel will have either a Starbucks or Seattle's Best Coffee.
Newmark said the complex hopes to sell attraction tickets too, and it will provide Disney theme-park shuttle service.
The TownePlace Suites will have full kitchens and dining areas, so people staying for a few days won't have to eat out every night.
The new competition worries nearby hoteliers such as Wade Michael, general manager of the Quality Suites Royale Parc Suites on U.S. Highway 192.
With hotel growth expected to start outpacing demand in Metro Orlando, "certainly we're concerned that the area will become saturated with supply, and it won't be a healthy environment for us or the new products," Michael said. "We have to kind of wait and see how we would combat it."
Disney is selling land for the project to developers. The first phase is by JL Properties Inc. of Alaska, which bought about 10 acres last year from Disney subsidiary Flamingo Crossings LLC.
The hotels could be competition for Disney's budget accommodations. However, those hotels are closer to the theme parks and have unique features. At Disney's All-Star Sports Resort, for example, exterior décor includes three-story footballs, helmets and surfboards. A Goofy fountain squirts water at the pool, and the hotel has nighttime Disney movie screenings.
"It's a very strategic move on their part to make it good enough, but not as good as or superior to what Disney has to offer," Smith said.

Walt Disney Imagineering Research & Development sold another parcel of land in the Crossings area recently, a 4.97-acre parcel for $4.25 million. The parcel is near State Road 429 and Western Way.
The area already has two lower-end Mariott hotels set to open in February. Flamingo Crossings is aimed at budget-conscious travelers and includes athletic facilities.
“The plan at this point is to move forward with construction of a third hotel,” said Stuart Newmark, executive with the management company for the complex.
He said the new hotel will have 250 rooms. Construction is expected to begin by June.
“It will be a flagged property. We’re talking to Hilton about a Hampton Inn and Suites,” Newmark said.
Other amenities at the Crossings will include a 1,700-square-foot fitness center, picnic pavillion with six grills, batting cage, practice field. A pool bar and grill will be located between the two Marriott properties. The complex was intended to be built in stages, Newmark said, and is proceeding on scheduled.
Flamingo Crossings is being developed by a group that includes two Alaska-based businessmen, Leonard Hyde and Johnathan Rubini, owners of JL Properties. The buyer is a subsidiary controlled by them.
“JL has first right of refusal and first right of offer on the property,” he said. “We’ve been very bullish on Flamingo Crossings. We’e excited about what Disney is planning. We’re excited about Avatar, excited about Star Wars, and about Disney Springs.”
Newmark is president and CEO of Revolutionary Road Hospitality Group, an affiliate of Yedla Management Company.
The Sentinel has covered the development of Flamingo Crossings in several stories. The developers have planned for seven hotels in the area eventually.
The two hotels under construction are SpringHill Suites by Marriott and TownePlace Suites by Marriott, with about 500 rooms between them.
Newmark said the TownePlace hotel is the largest of its kind so far at 250 rooms.

Disney-owned land just west of Walt Disney World at the growing Flamingo Crossings development has a new owner.
Orlando Hotel Groups LLC, a Pembroke Pines-based company doing business as Orlando Gateway Hotel Group LLC, purchased more than 7 acres of a larger 158-acres parcel of land from Flamingo Crossings LLC, an entity related to The Walt Disney Co., said county records. The sale price on the transaction was $9.95 million, based on deed taxes to the county.
The parcel of land sits just west of the existing Flamingo Crossings developments, which include a 248-suite SpringHill Suites and 250-suite TownePlace Suites that opened on Feb. 12. Directly south from the land is Orange Lake Resort.
Orange County property records show that 26.83 acres of the total 158 acres of land is designated as "vacant commercial." The remaining land is designated as waste land (68 acres) or timberland planted (63 acres).
In May, Flamingo Crossings, which is a Walt Disney Imagineering masterplan property, was seeking rezoning land to build 1,300 multifamily units and 150,000 square feet of commercial space. Most of the land, owned by a Disney-related entity, is undeveloped and runs along State Road 429 on the southwest corner and further west where the highway meets Western Way.

More land from Disney's Flamingo Crossings development has been sold.
Flamingo Crossings LLC, an entity related to The Walt Disney Co., has sold two parcel of land — totaling more than 8 acres — to Orlando Hotel Group LLC, a Pembroke Pines-based company doing business as Orlando Gateway Hotel Group LLC, according to Orange County records. The deed records show Orlando Hotel Group bought the land for $8.05 million and closed on it June 30, but the buy posted to records on July 6.
This is yet another land grab by Orlando Hotel Group, as it purchased 7 acres of Flamingo Crossings land in June for $9.95 million.
The 8 acres of land identified in the documents are part of a much larger 158-acre parcel of land that wraps around the northern and western boundaries of the existing Flamingo Crossings developments, which include a 248-suite SpringHill Suites and 250-suite TownePlace Suites that opened on Feb. 12.
That area has obvious huge potential for development due to its proximity to Walt Disney World, which has a western entrance on Western Way.

| pour la taille du resort, prends en compte qu'en Floride, les nomes veulent que pour chaque m² que tu construit, tu dois compenser par une surface determinée de terres sauvages, bassins de retenue/drainage, etc. c'est n'est pas comme du coté d'Anaheim ou tu pete un parking pour faire un parc, ou un hotel, et serrant au max. En Floride, la geologie, et l'hydrologie font qu'on ne peut pas utiliser l'espace aussi facilement que ca. pour la situation geographique |

The Walt Disney Co.'s Reedy Creek Improvement District is working toward plans to extend Western Way, a road just west of the Walt Disney World Resort — a move that will pave the way for all sorts of future development in that area.
Western Way runs through the growing mixed-use Flamingo Crossings project. The road work will consist of "construction of a new four-lane roadway extending Western Way [roughly 1.6 miles west] to Avalon Road" or State Road 545, according to documents.
Disney plans to zone 154 acres in Flamingo Crossings for 1,300 multifamily units and 150,000 square feet of commercial space. The company has been working with county staff since May, as well as selling pieces of the land to make way for other unannounced developments. The road's extension also brings into play more land – excluding the Flamingo Crossings development — which could be an opportunity for developers looking to build out the western side of Walt Disney World. That area still has plenty of potential for more lodging, commercial, retail and residential development.
In addition, the access to the area is only getting better as Interstate 4 undergoes the $2.3 billion, six-year I-4 Ultimate revamp and State Road 429 provides another direct path to the theme park giant.
Meanwhile, the Western Way extension plans are in initial review with the South Florida Water Management District and need approval before any work can begin.

| Le projet est en passe de connaître une avancée significative avec la finalisation d'un plan de développement en trois phases conçu par Disney Real Estates.
La première phase pourrait débuter à l'été 2018.
Contrairement à Disney Springs, les commerces et restaurants de Flamingo Crossing seraient orientés "value", ce qui correspondrait avec les deux hôtels déjà construits sur le site (TownPlace Suites et SpringHill Suites, deux marques du groupe hôtelier Marriott) et le troisième hôtel annoncé l'année dernière (Hampton Inn, une marque du groupe hôtelier Hilton).
Quatre hôtels supplémentaires de catégorie équivalentes, portant le nombre total à sept, compléteront l'offre d'hébergement de Flamingo Crossing.
Disney prévoit, parmi les 29 commerces actuellement planifiés, des magasins d'alimentation et différentes options de restauration décontractée à service rapide.

| Comme annoncé en septembre dernier, les quatre nouveaux hôtels qui porteront l'offre de Flamingo Crossings à sept établissements seront aussi de catégorie "Value".
Il s'agit des marques Homewood Suites et Home2 Suites du groupe hôtelier Hilton, et des marques Fairfield Inn et Residence Inn du groupe hôtelier Marriott.
Ces deux groupes sont déjà présents sur le site avec des hôtels les marques TownPlace Suites et SpringHill Suites (Marriott) et prochainement Hampton Inn (Hilton).
Au total, ce sont 998 chambres supplémentaires à tarifs abordables aux portes de Walt Disney World Resort qui seront disponibles dès 2019 pour les vacanciers.

| En décembre dernier, Disney avait officiellement lancé la construction de logements pour les Cast Members du Disney College Program. Ce projet de $630 millions sera achevé en mai 2023.
